Today we want to walk through what a concrete block actually costs on a Dubai project in August 2026 - and what sits behind that headline number, because the per-block rate is only the first line of the story.
Every masonry package starts with a deceptively simple question: what is a block? Based on our market sounding of concrete and concrete-block factories across Dubai, the ranges below reflect where these products are trading right now. It is a picture we refresh every month, and what follows is a short read on the number and everything that quietly moves it.
The market range, August 2026
For a standard 8″ block (400 × 200 × 200 mm), the two products that dominate a typical wall build price like this:

What you are actually buying
The price gap between the two products is not arbitrary - it is a different block.
A standard 8″ hollow block weighs about 22.5 kg at a density near 1,320 kg/m³, with a mean compressive strength around 7.5 N/mm² - the grade most Dubai specifications call for. The two cores keep it light and give the wall its cavities for services.
The thermal alternative
The thermal “sandwich” block is the same footprint, but with a 60 mm polystyrene core cast inside it (shown in blue between the two concrete leaves). It weighs about 23.6 kg and does real thermal work: a U-value near 0.48 W/m²·K and conductivity around 0.11 W/m·K. That insulation is what you pay the premium for, and on an envelope wall it is usually the cheaper decision once you price the cooling load it saves.
Certification is not optional
In Dubai, a block is only usable if it is certified. Factories must hold a Dubai Central Laboratory (DCLD) Certificate of Product Conformity from Dubai Municipality, tested against standard TG 01-2024 - Part 1 for hollow and solid masonry blocks, Part 5 for the thermal sandwich blocks - and the product must carry the DCL Conformity Mark.
These certificates are factory-specific and time-limited. A block manufactured in a certified plant but outside the approved scope cannot legally be sold or used in the Emirate - so “certified factory” and “certified product” are two different checks worth making before you award.
One practical consequence: most factories will ask for a valid trade licence before they issue a formal quotation at all. It is a gate on the whole process, not a formality at the end of it.
The cost behind the cost
The block rate is where estimators start, but three commercial terms decide what actually lands on the invoice:
Payment. Supply is typically payment-in-advance or cash-on-delivery. Terms are short and cash-heavy - plan working capital accordingly.
Transport. Delivery is sometimes built into the block rate and sometimes billed separately, and it is priced by the truckload - about AED 200 per trip, with a truck carrying roughly 1,200 blocks. A full order usually takes a few trips, so total transport typically lands in the AED 800–1,000 range, scaling with how many blocks you take and how far the site sits (around 50 km out here). Always confirm whether it is in or out of the block rate, because it quietly moves the comparison.
Bundles. Blocks ship in full bundles - depending on the block and the factory, on the order of 50 to 110 pieces per bundle - so a quantity rounds up to whole bundles, not to your take-off number.
So what moves the number?
Lead times, by contrast, are rarely the constraint: most factories quote same-day or next-day delivery once the order and payment are settled.
Put it together and the headline rate - call it AED 5 for a hollow block - is really the sum of quantity breaks, whether transport rides along, the payment terms you can live with, and how much insulation the wall needs. Two factories can quote the same rate per block and still deliver very different total costs once bundles, trips and VAT are in. The sounding, not the sticker, is where the real price lives.
